ดับบลิวเอชเอ จับมือไดวะ เฮาส์ อินดัสทรี ตั้งบริษัทร่วมทุนผุดศูนย์โลจิสติกส์ยักษ์สองแห่งในไทยที่แหลมฉบังและบางนา-ตราด ด้วยมูลค่าโครงการ 2.35 พันล้านบาท



กรุงเทพฯ/ 26 กรกฎาคม 2559 – บริษัท ดับบลิวเอชเอ คอร์ปอเรชั่น จำกัด (มหาชน) ผู้นำด้านการพัฒนาอสังหาริมทรัพย์ประเภทโลจิสติกส์ให้เช่า ที่ดินอุตสาหกรรม และนิคมอุตสาหกรรมแบบครบวงจรชั้นนำในประเทศไทย ประกาศจัดตั้งบริษัทร่วมทุนกับบริษัท ไดวะ เฮาส์ อินดัสทรี จากประเทศญี่ปุ่น สร้างศูนย์โลจิสติกส์ขนาดใหญ่สองแห่งในแหลมฉบังและบางนา-ตราด โดยดับบลิวเอชเอและไดวะ เฮาส์ อินดัสทรีจะถือหุ้นในบริษัทดับบลิวเอชเอ ไดวะ โลจิสติกส์ พร็อพเพอร์ตี้ จำกัด บริษัทร่วมทุนแห่งใหม่นี้ในสัดส่วนร้อยละ 51 และ 49 ตามลำดับ และวางแผนจัดตั้งด้วยทุนจดทะเบียน 850 ล้านบาท เพื่อลงทุนในโครงการทั้งสองมูลค่ารวม 2,351.5 ล้านบาท

โครงการดับบลิวเอชเอ เมกะ โลจิสติกส์ เซ็นเตอร์ แหลมฉบัง (LCB) สร้างขึ้นในคอนเซ็ปท์แบบ Built-to-Suit ตั้งอยู่ที่แหลมฉบัง บนที่ดินขนาด 49 ไร่ (78,400 ตารางเมตร) โดยมีพื้นที่ให้เช่ารวม 45,500 ตารางเมตร  ประกอบด้วยพื้นที่เฟสแรกขนาด 22,500 ตารางเมตร เน้นด้านการส่งออก และได้มีการส่งมอบพื้นที่ให้แก่บริษัทฮอนด้า
โลจิสติกส์ บริษัทลูกของฮอนด้าไปเมื่อไตรมาสสามของปีที่ผ่านมา ส่วนเฟสที่สองจะมีพื้นที่ราว 23,000 ตารางเมตร คาดว่าจะเริ่มดำเนินการก่อสร้างในช่วงสิ้นปีนี้ และแล้วเสร็จสมบูรณ์ในราวกลางปี 2560 ตามแผนขยายธุรกิจด้านโลจิสติกส์ของฮอนด้า

ส่วนโครงการดับบลิวเอชเอ เมกะ โลจิสติกส์ เซ็นเตอร์ ชลหารพิจิตร (Chonlaharn) ตั้งอยู่บนพื้นที่บางนา-ตราด มีพื้นที่รวม 77 ไร่ (123,200 ตารางเมตร) และจะมีพื้นที่ให้เช่าราว 74,000 ตารางเมตร โดยจะสร้างในลักษณะ Warehouse Farm เพื่อรองรับความต้องการคลังสินค้าภายในประเทศที่ตั้งอยู่ใกล้กรุงเทพฯ ประกอบด้วย 4 อาคาร เพื่อรองรับผู้เช่ารายต่างๆ อาทิ กลุ่มเซ็นทรัล และฮิตาชิ ทรานสปอร์ต

ในฐานะผู้ถือหุ้นใหญ่และผู้บริหารโครงการ ดับบลิวเอชเอจะรับผิดชอบการก่อสร้างเฟสที่เหลืออยู่ของโครงการดับบลิวเอชเอ เมกะ โลจิสติกส์ เซ็นเตอร์ แหลมฉบัง และโครงการดับบลิวเอชเอ เมกะ โลจิสติกส์ เซ็นเตอร์ ชลหารพิจิตร ซึ่งถือเป็นสองโครงการแรกของบริษัทร่วมทุนใหม่ รวมถึงเป็นผู้บริหารทรัพย์สินของบริษัท รับผิดชอบด้านการตลาดและการจัดหาผู้เช่าพื้นที่รายใหม่ ทั้งบริษัทยักษ์ใหญ่ของไทยและบริษัทข้ามชาติ รวมทั้งบริษัทที่ให้บริการด้านโลจิสติกส์ (3 PLs) อีกด้วย

ในช่วงปี 2561 – 2562 บริษัทคาดว่าจะนำโครงการดับบลิวเอชเอ เมกะ โลจิสติกส์ เซ็นเตอร์ แหลมฉบัง และโครงการดับบลิวเอชเอ เมกะ โลจิสติกส์ เซ็นเตอร์ ชลหารพิจิตร ขายเข้ากองทรัสต์เพื่อการลงทุน ในอสังหาริมทรัพย์และสิทธิการเช่าดับบลิวเอชเอ พรีเมี่ยม โกรท (WHART) ซึ่งเริ่มเทรดในตลาดหลักทรัพย์แห่งประเทศไทยตั้งแต่เดือนธันวาคม ปี 2557

ผู้ร่วมทุนทั้งสองบริษัทจะได้ประโยชน์จากกันและกัน ทั้งประสบการณ์และความรู้ด้านธุรกิจโลจิสติกส์มากมาย     โดยดับบลิวเอชเอมีพื้นที่คลังสินค้า ศูนย์กระจายสินค้าและโรงงานให้เช่าราว 2 ล้านตารางเมตรในประเทศไทย ทั้งที่เป็นแบบ Built-to-Suit (BTS) คลังสินค้าแบบ Warehouse Farm ที่มีผู้เช่าหลายราย รวมไปถึงโรงงานสำเร็จรูป (Ready-Built Factories – RBF) และคลังสินค้าสำเร็จรูป (RBW) นอกจากนี้ บริษัทยังวางแผนที่จะพัฒนาพื้นที่เช่ารวมกว่า 3 ล้านตารางเมตรภายใน 3 – 4 ปีข้างหน้าด้วย

ในประเทศญี่ปุ่น ไดวะ มีพื้นที่อสังหาริมทรัพย์ประเภทโลจิสติกส์ทั้งสิ้น 222 แห่ง รวมพื้นที่ให้เช่าราว 6.4 ล้านตารางเมตร ประกอบไปด้วยแบบ Built-to-Suit สำหรับผู้เช่ารายเดียว และคลังสินค้าแบบมีผู้เช่าหลายราย ที่สามารถตอบโจทย์ความต้องการคลังสินค้าแบบระยะสั้นได้ในทันที

WHA Corporation and Daiwa House Industry Sign Joint Venture Agreement for Two Mega Logistics Centers in Thailand Located in Laem Chabang and Bangna-Trad, the two projects represent an investment value of THB 2,351.5 Million



Bangkok, 26 July 2016 – WHA Corporation PCL (WHA), the leading provider for logistics, comprehensive real estate, and industrial solutions in Thailand, announced today a joint-venture agreement with Japan-based Daiwa House Industry (Daiwa) to build two mega logistics centers in Laem Chabang and in Bangna-Trad area. WHA will hold 51% and Daiwa the remaining 49% of the new joint venture company, WHA Daiwa Logistics Property Co., Ltd., with a proposed capital of THB 850 million for both projects, worth a total of THB 2,351.5 million.

The first project, WHA Mega Logistics Center Laem Chabang (LCB) for Built-to-Suit concept, will occupy area of 49 rai (78,400 sqm.) with a leasable area of 45,500 sqm. The first phase of approximately 22,500 sqm, export-oriented, was handed over in the 3rd quarter 2015, to Honda Logistics, a wholly-owned subsidiary of Honda. A second phase of approximately 23,000 sqm is being planned to start construction end of this year, with expected completion in mid-2017, depending on Honda Logistics’ business expansion.

The second project, WHA Mega Logistics Center Chonlaharnbhichit (Chonlaharn), is located in the Bangna-Trad area. It will comprise the area of 77 rai (123,200 sqm.) with a leasable area of approximately 74,000 sqm. Focusing more on domestic demand in the vicinity of Bangkok, it will be based on a warehouse farm concept, divided in 4 separate buildings, offering the possibility to accommodate several tenants such as Central Group and Hitachi Transport.

“We are very pleased to establish this new joint venture company, WHA Daiwa Logistics Property Co., Ltd., with a large Japanese conglomerate like Daiwa House Industry” said Ms. Jareeporn Jarukornsakul, Group Chief Executive Officer of WHA Corporation Pcl. “We will benefit from each other’s expertise in the logistics industry, while using our respective customer relations and network, especially Japanese customers. Together, we can also envisage geographical expansion in neighboring countries in the Asian Economic Community, like Indonesia and Vietnam.”

“This joint-venture with WHA is based on the synergy between our two companies’ business models,” commented Mr Tatsuya Urakawa, Managing Executive Officer, Daiwa House Industry. “From commercial and residential properties, we have developed the Built-to-Suit facilities concept in Japan, similar to WHA in Thailand. It is now our main logistics property business. We will share our construction know-how and customer network with WHA to develop it further, with the objective to utilize our strength to attract more Japanese customers.”

As the major shareholder and project management, WHA will be in charge of completing the remaining phases of LCB and Chonlaharn, the joint venture’s two initial projects. It will also act as the joint venture’s property manager, responsible for marketing and securing new tenants, both Thai conglomerates and multinational corporations, including those in the third-party logistics business (3PLs).

By 2018-2019, LCB and Chonlaharn are expected to become part of WHA Real Estate Investment Trust (REIT), listed in December 2014 in the Stock Exchange of Thailand as WHA Premium Growth Freehold and Leasehold Real Estate Investment Trust (WHART).

Both partners benefit from a wealth of experience and significant assets in the logistics business. In Thailand, WHA controls about 2 million square meters in various logistics facilities, including Built-to-Suit facilities (BTS) and multi-tenant warehouse farms as well as ready-built factories (RBF) and warehouses (RBW). The group plans to reach over 3 million square meters within the next 3-4 years.

ประวัติบริษัท

History
The WHA Group was created in 2003 to answer the strong demand for factory and warehousing solutions at a time when more and more investments were coming into the country, boosting the industrial and manufacturing sectors.  Many of these companies were looking for cost-efficient solutions for their operations, and WHA accompanied many of them as they grew and expanded, becoming anchors in their respective fields.  Today, the number of clients has grown exponentially and the services offered have evolved and diversified, transforming WHA into a world-class developer of fully integrated logistics and industrial facilities. 

By 2011, WHA possessed a total leasing space of 400,000 sq. m. and a business that developed rapidly.  Thanks to the efforts of the company’s strong management team, it became a SET-listed company in 2012.  In March 2015, WHA Corp acquired Hemaraj Land And Development Plc., Thailand’s biggest developer of industrial land by market value, allowing WHA to expand even further.

In February 2016, WHA received the Frost & Sullivan Thailand Excellence Award, in the “Warehouse Development Company” category for its outstanding service, achievements and contribution to Thailand’s transportation and logistics sector.
